What is the size of the lots?
Lots start from an average of 0.25 acres / 10,000 sqft and go up to 18,000 SF.

How much is the price?
Prices fluctuate, depending on the location, size, and type of use. Starting at $12,000 USD as of February 2023 (prices may vary due to inflation).
Can I see the lots in person?

Yes, you can. We do showings every month. We try to coordinate based on your time availability, so please give us a call at 786-620-0192 or email at investinlandusa@gmail.com to coordinate a virtual meeting and the dates to travel. You can also leave your info and we'll be in touch as soon as possible.

What can be built in the lots?
There are 3 types of lots in the community: Residential lots that only allow the construction of a house/cabin per lot. Design can be chosen by you. Only domestic animals allow (not cows or horses). You can have your own vegetable garden, patio, and guest house. The other options are lots for mobile homes and RVs.

What are the expenses after buying the lot?
Association fees (HOA) of $623 annually. Annual taxes are between $60 to $90 USD per lot. Water and Sewer $60 approximate per year. Demarcation and preparation of the lot to build (These values ​​depend on the size of the land).

What are the steps to follow for building?
Demarcate and identify 4 points of the perimeter of the lot. Preparation of Building Plans (electrical, plumbing, design, and elevation) Pay permission for cleaning and land preparation to the association Building permit in Oconee county. Remember that these lots do not have to be built or developed after the purchase, you will only have the responsibility of keeping the association up to date, taxes, and access to potable water.

Can I buy it if I am not a US resident/citizen?
In the United States, it is allowed to invest in real estate or land/lots as a tourist/foreigner. You do not need to be in person to purchase the land. In case you cannot travel to South Carolina, we can virtually book an appointment, through photos and live videos we can show you the lots and the entire purchase process can be done digitally.

Can I buy and build to sell?
Yes, it is possible. However, you must build under certain parameters in order to sell the property, once it is built. For more information schedule a meeting.

Can I build a property to do short rents?
Yes, you can. There are no restrictions for short rent. This area is visited by many tourists during summer (June to August) due to its lakes, natural parks, and variety of outdoor family plans. During winter people from the northern states, and Canada chooses North Carolina and South Carolina as destinations to spend the season, also tourists travel to enjoy the snow mountains located 40 mins away from this community. Close to major cities like Atlanta, Greenville, Clemson, and Charlotte.

Do you assist with the construction process?

We do not offer this service yet. However, we can guide you with the proper information and refer you to the right contacts in the area.
